Amortiza Loan Planner is a mortgage calculator and amortization calculator for ChatGPT. It computes the exact periodic payment to the cent, builds the full amortization schedule with a CSV export, shows how much interest and time extra payments save, breaks a mortgage payment into principal, interest, taxes, insurance, HOA and PMI, and compares up to four loans side by side with a break-even month for discount points. It runs deterministic calculations only; it does not quote rates, check credit, or recommend lenders.

PMI is modelled as a flat yearly percent of the original loan until the balance reaches 78% of the home value
